No-one who buys a home for the first time has the cash to pay for it up-front. This would mean a very large cash investment, and who has access to substantial cash amounts? Three years is the absolute minimum period of time you should live in a house before selling it. If you don’t intend to do this, don’t buy! Make sure you pay attention to your finances before even applying for a mortgage loan. Pay all your bills on time in the period preceding your mortgage loan application as this reflects well on your credit report. The better the credit report the more chance the home buyer has of receiving a low interest rate.
Avoid taking out interest only loans and remember that sooner is not necessarily better. This is because the longer the loan period the lower both the interest rate and the repayments on the mortgage loan will be. The easier your mortgage is to afford, the less chance you will have of losing your home to foreclosure if you encounter a crisis.
